Permits & inspections

File before work starts. Close out the same day it passes.

We prepare and submit permit applications for routine replacement work, schedule and reschedule inspections, track every status, and close the permit out in your system - because until it is closed, final billing often waits.

Job typeOur price
Furnace & AC replacement, water-heater replacement$129 standard
Standby generators, panel & service upgrades, multi-step EV-charger work$229 complex
Re-inspection coordination$75 - free when the extra cycle was our error

Do you file in person?

When a town requires original documents or has no online portal, yes - we go. That is the advantage of a local desk.

Outside standard scope:

new construction, additions and commercial projects. Larger backlogs are handled at the complex rate or by separate quote - tell us about the job and we will confirm whether it fits before you commit.

Can we guarantee a timeline?

No - and be careful with anyone who does. The town decides. We guarantee the filing is complete, filed on time, and followed through to closeout.

Why filing discipline matters

  • Work without a permit can double the fee in Wheaton and St. Charles, draw a 100% penalty in South Elgin, and up to $720 in Elgin.
  • Re-inspection runs $50-$109 per trade in most towns; Elgin escalates to $195, then $500, then $770.
  • The same job costs very different town fees: a furnace is $50 in Geneva and $289 in Aurora; a water heater is $40 in St. Charles and $355 in Downers Grove.

Town-fee figures are municipal fees only, researched October 24, 2026 from official town sources.
